Empire estate notches up $16.5m in sales deals

 

The Empire Industrial Estate at Yatala has enjoyed a run of sales in recent weeks, notching $16.5 million.

The build ready sites range from 2200sq m build-ready to 622lsq m, are finished to level-one com­paction, flood-free and ready for NBN connectivity.

Buyers comprise owner­ occupiers and investors.

The deals have slashed the number of build-ready sites available to nine and remain­ing lots in general are priced from $270/sq m to $325/sq m.

The estate is being rolled 1 out on a 127ha site, with front age to Peachey Rd, by the Ste­phens Group.

Agent Paul Bates, of Cold­well Banker, says the sales are a result of the developer’s ef­forts to provide sites that offer maximum efficiency and “A number of buyers se­cured a site for their business and a second lot for invest­ment purposes,” he said.

“The upside to an industrial investment is that the tenant is responsible for outgoings and maintenance of premises.

“The five-year to 10-year leases negotiated for new premises provide a long-term income stream.

“Multiple-lot buyers recog­nise that developing a building on prime industrial land deliv­ers one of the best-performing assets in the current market.”

The Stephens Group’s Tony Stephens said the estate has at­tracted Gold Coast, greater Brisbane and interstate com­panies in the manufacturing and distribution sectors.

He said its location, minutes from the Pacific Hwy, offers quick access to Brisbane and Ipswich, making it an appealing option for companies seek­ing to expand their reach.

“We have designed the Em­pire Industrial Estate to cater for all tiers of business – from large-scale, national operators through to smaller, regional companies,” Mr Stephens said.

“Access and connectivity are the key drawcards for our purchasers.”

“All roads are rated for B­double access, and the site is serviced by a network of 23m­wide link roads, double-width footpaths and bike lanes. “Later this year we aim to add to the estate’s convenience by establishing a precinct with a service station and cafe.”

Mr Stephens said designs are being finalised for a num­ber of buildings with construc­tion set to start in April for completion by January.

“We offer a turnkey design­and-construct service through our building partner, WILKOR Developments,” he said

“Buyers can have opera­tional premises delivered in four to six months. Also, there are builders offering turnkey packages for sale or lease.”
